By using only the best materials, we ensure that our buildings last for at least 30 years under normal circumstances. They are all designed in accordance with local and international building regulations and standards and can be used in conditions ranging from extreme heat to extreme cold.

Buildings may either be constructed on (A) a STEEL CHASSIS or (B) on a CONCRETE FOUNDATION. A steel chassis is ideal in a situation where the building will be moved in the future, while concrete is normally the preferred option where the building will be more permanent in nature.

Even though there are two foundation options, identical material is used in the construction of the rest of the building.

Our steel chassis are manufactured from various sized lipped channels which have been washed and coated with an oxide paint to prevent rust.. Adjustable steel jacks are fitted to allow the chassis to be levelled on-site, which in turn rest on concrete blocks to ensure a stable foundation for the building. Steel or concrete steps are fitted at the doors, whether with or without railings and disability ramps.

21mm Plywood floors which have been treated against water damage and insects infestation are fitted on the steel chassis. These floors are then either fitted with 2mm industrial vinyl sheeting or 2mm industrial vinyl tiles in the colour of client’s choice. Carpet or ceramic tiles can also be fitted.

Construction of Modular Prefabricated Buildings:

Modular prefabricated buildings are constructed on-site on pre-cast concrete slabs. These buildings are usually bigger than mobile prefabricated buildings and the material is transported to the site in kit format where one of our experienced teams will erect the building. Once the site has been cleared, levelled and compacted, we cast ring foundations (250mm x 200mm) to ensure that the final slab is both strong and stable. Where required, retaining walls may be constructed before water protection is fitted and the final slab is cast to a minimum thickness of 75mm using steel re-enforcing.

We fit A-grade ceramic tiles as standard, but can also fit 2mm industrial vinyl tiles, 2mm industrial vinyl sheeting, or carpets if required. Skirting is fitted as standard.

General Building Specifications

Panels are manufactured using 0.5mm Chromadeck sheeting on both sides, with a poly-urethane injected foam core. These sandwich panels are normally 40mm thick and are available in a wide range of different colours, designs and lengths. They are completely wind and waterproof once assembled, do not de-laminate under heat and provide excellent insulation qualities.

They are available in various colours/designs.

Double pitched roofs are standard on our buildings, manufactured from lightweight steel trusses and purlins. Full hard IBR sheets are normally fitted with coloured roofsheets available as an option. We also offer mono pitched roofed buildings with either lightweight steel roofs or insulated panel roof.s Gutters, downpipes, verandas and awnings may be fitted as required. Whirlybirds and extractor fans may also be fitted to aid ventilation.

Insulating suspended ceilings are fitted as standard in all our modular and prefabricated buildings with lightweight steel roofs.

All buildings come complete with all internal electrical fittings including distribution boards and circuit breakers, cables (these are run inside the walls), flush mounted plugs and light switches, and lights. A number of additional electrical equipment may further be fitted including ceiling fans, air conditioners (window/wall, split level or central air conditioning), power skirting (with any number of fittings including telephone and data points), extractor fans and alarm systems.

On bigger buildings, three-phase power can be installed. On request, the external power connection to the building may be completed as well.

Using only SABS approved materials, our qualified plumbers will complete all internal plumbing and can fit electric or solar geysers, showers (with glass doors or shower curtains), baths, ceramic or stainless steel toilets (including disabled toilets and rails), ceramic or stainless steel basins, ceramic or stainless steel urinals and various different types of taps (standard, mixer, medical, or water saving).On request, we can also connect the external water and sewerage connections.
Doors are normally constructed from the same material as the walls, capped with aluminium and fitted within aluminium door frames. We fit 3-lever mortice locks as standard. We can however also fit solid or hollow core wooden doors, glass doors and sliding doors as required. Door stoppers, tagged keys, weather guards, door grips and cabin hooks are standard. Security doors (either with or without insect giards) may also be fitted on request.
Aluminium windows with clear glass (obscure in the ablution) and burglar bars are fitted as standard. Vertical or horizontal blinds to match the interior colour can be installed and, where required, insect guards may also be fitted. Windows may be ordered in any size or style , with different window colours as an option.
We can, on request, fit any number of additional fittings including:
